Unique 'open roof' atrium for a new residential complex.
A year-round indoor garden that enhances residents' comfort, wellbeing and quality of life.
For this new residential complex in Hornbaek, Denmark, the client's goal was to create an attractive communal space where residents can enjoy greenery and natural daylight in every season. Smiemans is designing and building two climate-responsive glass atriums that transform the central gardens into sheltered, all-weather environments, adding long-term value to both the living experience and the property itself.

Sheltered weatherproof garden for residents
The 1,300 m² atriums are equipped with the innovative Roll-Air Retail roof system, allowing the roof to open or close in just one minute depending on the weather conditions. This flexible solution creates the ideal balance between outdoor living and indoor comfort, giving residents a welcoming green space throughout the year while contributing to a sustainable and future-proof residential development.
Atrium Design & Features:
The atrium roof will use the innovative Roll-Air Retail system, developed by Rovero Systems. This advanced system allows the roof to open or close within 1 minute, ensuring optimal comfort in all weather conditions.
The residential complex, designed in a circular layout around the atrium, will provide residents with a green, inviting space for relaxation, even during winter. This innovative construction demonstrates how technology can enhance modern living while offering sustainability and flexibility.
Second atrium project
A second residential atrium project is currently under construction. For this project, we have also been commissioned to design and build a climate-responsive atrium covering the inner garden. The second project follows the same design principles but is scheduled slightly behind the first construction phase.
Succesfull projects with Roll-Air
We have successfully applied the Roll-Air Retail system in garden centres in Denmark and the Netherlands before, with benefits including improved usability, better working conditions and better plant quality through the environment. Now this advanced solution brings more comfort and outdoor opportunities to Danish residents in Hornbaek.

Atriums, glass structures and climate-responsive covered spaces
This project builds on Smiemans Projecten's extensive experience in creating and constructing atriums, glass structures and climate-responsive covered spaces throughout Europe. Similar solutions have been realised for commercial, retail and office environments, including the atrium for VB and the covered terrace at Plantorama Amager in Denmark. In each project, the objective is the same: creating comfortable, light-filled spaces that can be used throughout the year while maintaining a strong connection with the outdoor environment.
The Hornbaek residential development demonstrates how this expertise can also be applied to modern housing projects. By combining innovative roof technology with architectural design, the atriums will transform the inner gardens into attractive communal spaces that enhance resident wellbeing, encourage social interaction and increase the usability of outdoor areas in every season.
